Blockage on housing market is caused by feelings of uncertainty, company director
The sentiment of uncertainty that hangs over the market causes a blockage on the housing market, the director of the realty agency Moldbuilding Sergiu Costin said, quoted by Info-Prim Neo.
According to him, some of the owners understood that the only chance to sell in this period is to accept serious negotiation and, in exceptional cases, to reduce the price to nearly the cost price. Other owners consider that the state should get involved to solve the problem. Among those that cannot afford to reduce prices are the economic entities that work on borrowed money. They risk being swallowed up by the bigger players of the market.
Sergiu Costin says that it is hard to fix the real value of the real estate when the prices fall continuously. “The report drawn up during a crisis in the realty sector will not correspond to reality because the assessment methods (comparative, refunding, profit) of the property are floating,” the director of Moldbuilding explained.
The number of assessment reports will decrease significantly because no one needs them for the moment, Sergiu Costin considers. “The assessment is carried out mainly for sale or for pledge. When there is recession, the number of transactions falls and the banks do not want real estate in their loan portfolio,” the director of Moldbuilding said.
He also said that the housing prices will drop maximally when there will be performed practically no sale transactions.
