Prima Casa loan margin remains at 3% in 2025. Government decision expected on Monday

The size of the maximum margin that lenders can apply during 2025 for state-guaranteed loans under the national program "Prima Casa" (First Home) will remain at up to 3% annually. The draft decision in this regard is included on the agenda of the government meeting scheduled for December 30, IPN reports.

According to the document drafted by the Finance Ministry, the 3% annual margin will allow banks participating in the Prima Casa Program to cover the costs incurred for the loan, which will make it possible to carry out the program in a regulated manner, as well as to grant the mortgage loan for up to 30 years, as provided for by the current regulatory framework.

"It is not appropriate to analyze the alternative options, given that the regulatory framework requires the Government to specify the maximum applicable margin each year, and keeping it at 3% allows the program to run smoothly", the draft says.

The maximum margin is one of the components of the maximum annual interest rate on loans granted under the Prima Casa Program.
