The representatives of the construction companies in Moldova say that the volume of sales via the mortgage system is not exceeding 3-4% of the total number of sales, Info-Prim Neo reports, citing www.ipoteka.md. According to the cited source, financial director of “Glorinal” Company, Mariana Supostat says that in Moldova the mortgage credits are not popular yet, because for the majority of population their conditions are not attractive. According to Director-General of “Locuinte pentru toti” (“Company Dorin Casenco, despite the mortgage offers by the banks, which amount to 12-13% annually, the volume of limits this purpose is quickly depleted by the commercial banks. Among the things which hinder the development of the mortgage market Dorin Casenco named “the closed character of the banks”, which, for example, do not accept as pawn the apartments in the houses which are under construction. Another obstacle is the difficulty to confirm with the bank the real value of monthly earnings of the potential borrower. Also, the experts mention that one more obstacle in front of the development of the mortgage crediting are the requirements of the banks to the debtors which stipulate that the volume of the payments for the mortgage credit should not exceed 50% of the general income of the debtor. A survey performed during the last three months by the analytic-informational portal “Ipoteka.MD” shows that only each fifth (21.9%) respondent can afford to pay monthly USD 200 for mortgage, while the majority of the visitors - 39.3% say they can afford to pay a monthly interest of USD 100. Also, USD 150 can be paid by 20.1% and only 18.5% have incomes which could allow them paying USD 300 for the mortgage crediting. According to statistics, the average salary in the national economy of Moldova in January-March 2007 constituted MDL 1783 (USD 144).
