Housing market in Moldova follows stabilization trends on world markets, AMIC

The apartment sales on the housing market in Moldova have increased during March-April this year following similar trends on the world markets, say experts of the Chisinau Municipal Mortgage Agency AMIC, quoted by Info-Prim Neo. According to Nicolae Rusu, sales division head at the company, the sales of AMIC apartments in March grew significantly. The private individuals purchased a double number of apartments compared with February, mainly due to the fact that the building companies reduced prices. A square meter of apartment in March was 750 euros, down 2% from February and about 10% from November 2008. Nicolae Rusu makes reference to the publication BusinessExpert, which explains the rise in sales by the fact that in order to accumulate more money, the construction companies put up for sale even the “frozen” apartments for sustainable investments. The apartments exhibited for sale in Chisinau cost a total of 246 million euros, by 10 million euros more compared with the corresponding period last year. This shows that the housing market becomes more stable and it is rather improbable that the apartment prices will fall. According to the expert, the same growth trends are witnessed in other capitals of the world. For example, the Russian Analytical-Consultative Center “Miali” has announced that the average prices on the primary housing market in Moscow rose by 2.7%, while the growth from the start of the year was 7.3%. The middle-class apartments in new buildings increased in price by about 1%, while the economy-class apartments – by about 10%. In the UK, the prices of apartments in May saw the highest rise during the last year – of about 2.2% compared with April. Apartments in London grew dearer by approximately 2.7%. In the U.S., the confidence index of the National Association of Home Builders in May rose 16 points, to the highest rate since September 2008. Experts of the Analytical-Consultative Center “Miali” are sure that the situation in the housing market begins to improve. Speaking about the price rises on the world markets, Nicolae Rusu said that Moldova is connected with the general trends in the area and that he agrees with the earlier forecasts that the domestic housing market will stabilize and the prices will grow slightly in summer.
