How much it costs to rent an apartment in Chisinau. Expert tips

The demand for renting a flat in Chisinau, as well as prices, have decreased compared to 2022, when they were influenced by the high influx of refugees from Ukraine. Today a home can be rented for as little as €150-200. Depending on the offer, prices can reach several thousand euros.

The real estate agent Victor Romanescu, asked by IPN, says that one of the most important factors determining the price is the location of the apartment block. The most expensive apartments are in the Center sector, but also in residential complexes in the Botanica or Riscani sectors.

"When assessing the price of an apartment for rent, criteria such as the location and the adjacent social-economic infrastructure of the residential block, the state of the block, the condition of the apartment and the selling price of the real estate are taken into account," Victor Cernomorcenco, another real estate agent in Chisinau, told IPN.

On average, a one-bedroom apartment can be rented for €400-450 a month. For two-bedroom apartments, the price goes up to €500-550, and for three-bedroom apartments - around €600-650. In recent years, due to inflation, real estate purchase prices have been rising. Respectively, the price for renting them has also increased.  Supply and demand also dictate the price.

Real estate agent Victor Romanescu says that demand is lower than, for example, in 2022, but is comparable to average benchmarks. The highest demand is in late summer and early spring.

"In order to understand whether a home offered for rent is a good investment, it should pay for itself in a maximum of 15 years, based on current market conditions," says real estate agent Victor Cernomorcenco.

Most tenants choose to rent an apartment for one year. This period is most often mentioned when signing the contract between client and landlord.

If the sale and purchase prices of apartments go up, so will the price of renting. Real estate experts encourage people to buy an apartment rather than rent it, and if they don't have the full amount, to choose a mortgage loan, implicitly through the government's Prima Casă or Prima Casa Plus programs.
