Ceslav Ciuhrii about crisis and building of “German Village”: We adjust and go on

Renowned entrepreneur and philanthropist Ceslav Ciuhrii provided a number of details about when and how he started to invest in the real estate project “German Village”, how the building works go and if residential property prices are expected to decrease or to rise owing to the crisis caused by the war in Ukraine, IPN report, quoting Mold-Street.

Ceslav Ciuhrii, who builds from the ground a modern settlement near the exit from the capital city, in an interview for Mold-Street said that he began to invest in this project several years ago. “During several years we have gradually invested and designed the German Village project. We started by buying lots from peasants and then also purchased land from a bank. We later built the whole infrastructure for the German Village to have access to gas, electricity, sewerage, water. So, it is not a project that was worked out overnight and now needs to be paid. We already paid most of the money and are to now develop together with those who are ready to join us in this project,” stated the businessman.

He noted that the building of the hospital, for example, will be erected together with a partner that wants to develop a modern medical institution in the German Village, while the fitness center will be built for a company that wants to provide such services in the locality. “A part of the homes will be developed on the money of those who will invest at a lower price. We will continue this way. We are ready for any scenario,” said Ciuhrii.

The construction works weren’t stopped after the war started in Ukraine, but some of the works last longer now. “In this period, we have continued by small, but safe steps. We didn’t stop the project, the building works. We assessed and continue to assess the situation in which we are now so as to adjust. This helps us move on,” explained the entrepreneur.

Asked if it’s worth investing now in real estate, Ciuhrii responded that it is worth if you trust the developer and if the project is exclusivist, with prices smaller than they will be in the future. Moreover, he considers the residential property prices will not decline. On the contract, they will rise because the prices of building materials and inflation went up. “This will be a much safer investment than keeping the money under the mattress or at the bank as it loses value there.”

The German Village is situated close to Daci Blvd. The building works are executed by the company owned by Ceslav Ciuhrii - Regata Imobiliare. This is the only real estate project of the kind developed in Moldova the past 30 years. The locality, which is situated in a green and quiet place, will be over 800,000 square meters in area and will consist of 38 blocks with at most five stories and 800 villas built according to the highest European energy efficiency standards: duplex houses, townhouses, one and two-story private homes. The settlement will have its own modern hospital, kindergarten and school, a hotel, playgrounds for children, a shopping center, a fitness and spa center, restaurants, commercial areas, sports grounds, including field tennis courts, etc.
